Winter in Hawaii

The Perfect Place To Escape the Cold

As we approach the winter season, many people around the globe fly to Hawaii to escape the harsh winter weather. Here we see "snow birds" from the mainland and many second home owners come to the islands during the winter months. It may be a bit bias of me to say this but Hawaii is probably one of the best places to be during the winter season.

You may not have a snowy white Christmas, but you are blessed with bright blue skies, lush greenery, warm weather, and can spend your time soaking up the rays on the beach. Here are a few quick questions some people typically ask when they are looking for a second home during the winter.  

How is the Temperature?

For majority of the Hawaiian Islands you will typically have temperatures in the 76°F to 82°F range and maybe go down to the low 70°s on the really cold nights (that's cold for Hawaii residents).

What is the Weather like?

The islands of Hawaii are typically the same, but this will be more tailored towards Oahu. You will typically see some passing rain showers in the early morning and late evenings. During the day you will typically have blue skies and some clouds. There's usually nice trade winds and maybe once in awhile you will have some rain showers.

Can I go into the water without a wet suit? 

Yes, during the winter the temperature is typically in the upper 70's into the mid 80's so you a wet suit is not needed unless you plan to go far out into the ocean or go scuba diving.  

What do I need to wear in Hawaii during the Winter? 

Wear whatever is comfortable! Most people still wear shorts, t-shirts, and slippers during the winter as Hawaii typically just has Spring/Summer weather. We don't get changing leaves during the fall and no snow (unless you are on top of Mauna Kea on the Big Island). However when the temperature gets into the low 70's, Hawaii residents will bundle up in jeans and sweaters. You can easily spot tourist from colder climates as they are still in shorts and a t-shirt. 

Overall, if you are looking for a second home to escape the cold, let me know. Hawaii may be the perfect place and you may surprised at what you can find.

A Brief Overview of Liko at Ho'opili


Liko at HoopiliLiko in Ho'opili is the newest phase to DR Horton's Master Planned Community Ho'opili. Liko will be the newest phase of single family homes and will be similar to Olena at Ho'opili and Aulu at Ho'opili. The exterior look will be similar to Olena using a very contemporary and modern look. The interior will have modern finishes, designer flooring packages, whole house split air conditioning, smart home features, and much more. There will also be edible landscaping in your yard! The homes will be 3-4 bedrooms and the size will be similar to Aulu ranging from 1,108 to 2,109 sq. ft. Liko has yet to announce prices or when the first lottery will take place. Koa Ridge in Waipio

A Brief Overview of Koa Ridge


Koa Ridge Overview

Koa Ridge is the newest project to Central Oahu. Located in Waipio, Koa Ridge will be located between the Costco in Waipio and Mililani. There will be approximately 3,500 new homes consisting of condos, townhomes, single family homes, senior housing, and affordable housing. The project will have a $67 association fee that will go towards the common areas and is slated to start mid 2020 and have its first homes completed in late 2020. 

Construction has begun

As you drive by the project location in Waipio you can see that the Developer Castle & Cooke has already started the preliminary ground work. They are currently working on structural foundation areas along with basic infrastructure. The first homes will begin mid 2020 and are estimated to be completed late 2020/early 2021.

First Single Family Phase

Koa Ridge's first single family phase will be Nanea. Nanea (which means Tranquil in Hawaiian) will be a single family condominium  (CPR) release that will feature six various floor plans that will have various options and additions that buyers may choose from. The homes will range from 3-6 bedroom houses and will range in size from 1,878 to 2,860 sq ft. These homes plan to start in the high $800,000s.

Ward Village in Kakaako

An overview update of one of the hottest neighborhoods in Hawaii

To any local resident, Ward Village is known as the sleek, hip, upcoming neighborhood with beautiful and unique architectural towers along with a wide array of local shops and amazing eateries. As every year passes, Howard Hughes' Ward Village transforms a bit closer to the final vision of being a completed 60-acre master community. As we approach the middle of 2020 you can already see the transformation take place.

Currently, the Ward Village skyscape is filled with several cranes. They are currently in progress of completing Aalii (Howard Hughes' 5th residential tower) and plans to reach the top of the building this summer. Koula (Howard Hughes' 6th residential tower) has starting construction and is undergoing the initial foundation work of the tower. Victoria Place (Howard Hughes' 7th and newest building) has yet to break ground but plans to break ground later in the year.

Keeaumoku Towers

Keeaumoku Towers - Almost 1000 units will be planned for Midtown Ala Moana

The Midtown Ala Moana neighborhood will soon be home to a brand new 400 ft twin tower building dubbed Keeaumoku Towers. This project will have a total of 964 units (836 market-priced units and 128 affordable housing units). There will be a mix of studios, 1-bedroom, 2-bedroom, and 3-bedroom units. Keeaumoku Towers will have a shared amenity deck on top of the parking structure, a 26,000 park on the ground floor, and commercial retail planned for the lower levels of the project. 

Affordable Housing Units

Affordable Housing units are one of the most highly sought after components of any new project. The prices are determined by the State based on the area median income for the given year of when the project is introduced and usually offered through a lottery. It is hard to say what type of units will be offered under affordable housing but it is pretty safe to assume there will at least be affordable studios and 1-bedrooms available among the 128 affordable units. Prices and the occupancy restriction have yet to be established, but it is rumored they could see a 30-year occupancy period. Ililani and The Central Ala Moana were the most recent affordable housing projects to be introduced to the Ala Moana neighborhood and both had affordable housing units with a 10-year occupancy period.  

When will this project be introduced and completed?

Keeaumoku Towers doesn't have a set launch date, but rumors have indicated that it is aiming to be introduced at the end of 2020. This, of course, is subject to change and may be delayed due to the Covid-19 situation. Since there is no set launch date, there is definitely no set completion date. If we base the project off of other new projects, it should take anywhere from 2 to 3 years from the time the project has its ground-breaking ceremony.

Oahu Covid-19 Aerial Flyover

Oahu like you have never seen it before

The quarantine has now passed a month and people can feel the effects and notice the changes to the island. In general, real estate sales for March had record numbers but we have felt the slow down in certain neighborhoods are price points this month in April. Luxury sales are slower but lower price point homes, popular neighborhoods, and highly desired buildings with low inventory have remained steady and some even have multiple offers. The takeaway is that it depends on the micro-neighborhood and building as every micro-neighborhood and building reacts differently. 

On the bright side, the waters of Oahu have never looked better, and areas that had little to no marine life in now thriving according to marine biologists. Below is a unique look at Oahu via drone showcasing various island focalpoints that look very different without all the tourists and residents.
